Standard Exchange Services
Please consult with your tax advisor before deciding to embark on a 1031 exchange. They are a valuable resource to a successful tax-deferred exchange. They will calculate the allocation of the sales and purchase price and recommend the appropriate structure of your transaction.
We facilitate the exchange of your relinquished property and your replacement property by preparing the necessary legal documentation, including the Exchange Agreement, Supplemental Escrow Instructions, Assignment of Seller’s/Buyers Position, Acknowledgement of Accommodator’s Role, Exchange Funds Restrictions, and the Designation Documents.
We review and execute the closing documents and if needed, we can provide a verification of exchange funds for loan financing.
We work with the escrow officer to coordinate the details of your transaction.
We set up high-yield interest* rate exchange accounts to hold your exchange proceeds, so that you do not have actual or constructive receipt of your funds. We coordinate the transfer of funds for the purchase of your replacement property and for additional exchange expenses. As opposed to some of our competitors, all of the interest earned on your exchange funds is returned to you through escrow. Many exchange companies keep all or a portion of this interest as part of their fee structure.

Please note that additional consulting services are available, but considered outside of the standard exchange fee and will be billed at our standard hourly rates. Such consulting services will be discussed and agreed to by both parties in advance.
